Water damage is the most common loss that we respond to in the commercial arena. It is also known to be the most likely cause of property damage to a facility. Commonly caused by flooding, burst pipes, overflowed toilets and many other sources can cause such damage. It can cause some of most tragic and devastating damage to buildings and the contents inside. Water will swell, stain and split wood, stain paper books and documents, corrode, damage and short circuit electrical components and electrical power. Most importantly, it can cause business interruption and evacuation. Initial water damage is called primary damage and the effects are usually instantly identifiable. What is harder to see is the secondary damage as the moisture changes from liquid form to a vapor or gas phase and travels throughout the building causing secondary damage as it changes into condensation to be absorbed into porous materials, creating damage that could have been prevented.

Water travels via the path of least resistance and its escape route may affect unexpected areas which may require detailed evaluation or identification utilizing specialized measuring equipment. Examples would be elevator shafts, pipe chases, raised flooring systems etc. When water enters a building from an outside source, example: (backed up sewer) it can be expected to carry various contaminants and health threats. These health hazards are amplified by the possible formation and growth of mold, some of which may be toxic.
The drying process has to be completed and documented correctly before further restoration can begin. Failure to do so can often lead to expensive and timely mitigation problems with mold and mildew, or require extra time in the reconstruction process. It can also lead to legal issues over indoor air quality issues and/or mold and mildew concerns.
